The Sunshine Coast
The Sunshine Coast Region is a rapidly growing area, located just over an hour from Brisbane’s CBD. As well as the nation’s first brand new multi-billion public hospital opened in March 2017, the region has more than a billion dollars of development under construction or approved for commencement, including:

The Maroochydore Airport is consistently among the fastest growing airports in Australia, with flights increasing by 23.9% in the year to February 2016, and the planned expansion and new runway will open up direct international flights to the Sunshine Coast as well as allowing for further increases in domestic flights.
The new hospital and the proposed Airport expansion combined with other key developments, beautiful beaches and relaxed atmosphere, is putting this region on the map for a number of prospective buyers.

Beerwah
Beerwah is a popular, well located suburb, situated 80 kilometres north of Brisbane and just 25 minutes from Caloundra. Beerwah is situated north of the Glass House Mountains and South of Landsborough, providing semi-rural aspect with all the benefits of urban living.
Well known for being home to the Australia Zoo, Beerwah is on the train line to Brisbane, has three schools (public and private), childcare services, a shopping village, a local Golf Course, and is close to Coochin Creek bushland and the Glass House Mountains.
In recent years, Beerwah has become a popular option for first home buyers, or those looking for a larger block than many urban estates provide. Sunshine Coast Council has invested in a new town centre and public artworks for the town.
Council’s draft planning strategy expects the population of Beerwah to almost double over the next 20 years. Most of that growth will come from multiple dwellings (units and townhouses) – with a 308 per cent increase in their numbers, whereas the single dwellings (houses) will only increase by 58 per cent.
The Beerwah Local Plan Code establishes that the vision for Beerwah is for it to be ‘progressively developed as the Major Regional Centre for the southern Sunshine Coast hinterland providing a broad range of higher order uses and activities capable of servicing the local community as well as surrounding towns, villages, rural residential and rural areas.
The big picture for investors considering Beerwah as a location to purchase their investment property is its close connection to Stockland’s massive Aura project at Caloundra South. Landsborough
Landsborough is a small town located in the Sunshine Coast Hinterland. It located off just off ‘Steve Irwin Way’. Landsborough train station is popular with residents commuting between the Sunshine Coast and Brisbane, and there are several services daily southbound to Brisbane and northbound to Nambour and Gympie. It is one of the main rail/bus interchanges for Translink bus services to the Sunshine Coast. This town is roughly 18 minutes’ drive from where Stockland have commenced their largest ever master planned community - ‘Aura’ at Caloundra.
This beautiful town is also close to the following areas and amenities:
- 15 minutes to Caloundra CBD and beaches
- 15 minutes to Montville/Maleny (which has an array of restaurants, wineries, hiking trails, spa resorts)
- 10 minutes to the Glasshouse Mountains
- 2 minutes to Australia Zoo and the proposed water theme park
- 10 minutes to the University of the Sunshine Coast at Sippy Downs
- 15 minutes to the brand new $2 Billion Sunshine Coast University Hospital (where thousands of jobs will be created in coming years).

This town also has a State School, Kindergarten, Train Station, IGA Supermarket, Sports Complex and Landsborough Peace Memorial Park.
Nambour
The town of Nambour is located between the hinterland and the beaches of the Sunshine Coast. It is 17.5 km’s from Maroochydore and 104km’s to Brisbane’s CBD. The area is well serviced with schools, shopping facilities, Nambour train station (which is currently undergoing an upgrade), and Nambour Hospital.
Nambour Hospital will undergo a refurbishment of its facilities now that the Sunshine Coast University Hospital in Kawana has been opened. Whilst some of the hospitals existing services will transfer to the new Sunshine Coast University once opened, Nambour Hospital will still continue to have a major emergency department, elective surgery and medical inpatients, as well as expanded rehabilitation services and mental health services.
In recent years, Nambour has become seen as a cost-effective place to live, close to all the amenities the Sunshine Coast has to offer, but with more of a local, country, community-minded feel. The CBD area has seen an influx of new businesses including restaurants, cafes and music venues.
Nambour is currently undergoing a revitalisation, with the council adopting a ‘Nambour activation plan’ on October 2015 (please see link below). Strategic projects include the following:

- Connecting town centre to Nambour Showgrounds
- Petrie Creek pedestrian and green spine
- Nambour Heritage Tramway
The Council has also adopted a ‘Nambour Showgrounds Masterplan, which has recommendations to improve the site as to ‘increase development potential’, and ‘increase the value as a hub of community activity’.

Maroochydore
Maroochydore is a sought-after suburb located on the Sunshine Coast, and is well connected to schools, shopping centres and beaches. The suburb is located 103km’s from Brisbane’s CBD.
The area is in the process of building its own central business district. This amazing project will be the first ‘Greenfields’ CBD built in Australia. The project, worth billions of dollars, will include retail, commercial, cultural and residential precincts. About 40% of this development will also be dedicated to waterways and parks. Construction is already underway.
The new Maroochydore central business district is:
- 5 minutes to world class beaches
- 5 minutes to Maroochy River
- 10 minutes to Mooloolaba
- 10 minutes to the Sunshine Coast Airport

The Sunshine Coast Airport has commenced a number of new flights (including direct to Adelaide), and was recently found to be the fastest growing airport in Australia:
“In March 2016, Sunshine Coast Airport was judged Australia's fastest-growing airport by the federal government's Bureau of Infrastructure, Transport and Regional Economics (BITRE). It found the Sunshine Coast Airport was Australia's fastest-growing airport, with the number of flights growing 23.9 per cent from February 2015 to February 2016.”
The commencement of direct flights to from the Sunshine Coast to a number of other states, has provided residents and businesses with reduced transit time, as a Brisbane airport departure and return is now no longer necessary for travel to a number of other States.
